Rental yield calculator
What a property earns as a let, after the months it stands empty, the agent's fee, your costs as owner, and rental income tax.
Service charge, insurance, land rates and upkeep you pay as the owner.
7.5% of gross residential rent where a year's rent is KES 288,000 to 15 million. A proposal to raise it to 10% is not law.
Yields from live listings
A yield implied by SpaceYako's own asking prices and rents appears here for a place once it has at least 20 live listings to sell and 20 to rent of the same kind of home. Fewer than that, and the ratio says more about which listings happen to be live than about the market.
Gross and net yield
Gross yield is a year's full rent divided by the price. It is the number in adverts, and it flatters: it assumes the unit is never empty and costs the owner nothing. Net yield takes out the months it stands empty, the letting and management fee, what you pay as owner — service charge, insurance, land rates, repairs — and monthly rental income tax, which since January 2024 is 7.5% of gross residential rent for landlords collecting between KES 288,000 and KES 15 million a year.
Neither figure includes mortgage interest or what the property is worth when you sell. To see what similar homes ask, look at the price index.
