Stamp duty calculator
Stamp duty on a property transfer in Kenya, with the other closing costs a buyer pays before the deposit.
Duty is charged on the higher of the price and the valuation by the government valuer. Leave blank if you do not have one yet.
First-time owners buying through the government scheme can be exempt. Confirm with your advocate before relying on it.
How stamp duty works in Kenya
The buyer pays stamp duty when the transfer is registered: 4% of the value for property in a municipality or town, 2% for land outside one. The value is the higher of the agreed price and the government valuer's figure, so a low price on paper does not lower the duty. It is assessed and paid before the title changes hands, usually through your advocate.
Some transfers are exempt — for example between spouses, and a first home bought under the government's Affordable Housing Scheme. Exemptions are applied for, not assumed. Rules change with each Finance Act, so confirm the current position with your advocate or KRA before you budget on one.
Duty is one part of the cash you need. The affordability calculator counts all of it against your savings.
