How SpaceYako keeps listings honest
What we check on every listing and agent, what we cannot check, what each badge means, and what to verify yourself before you pay anyone.

Listings taken down after a report, last 30 days
Counted 30 October 2026, from the same records the moderation team works from.
From submission to coming down
- 1
An agent submits
Agents create listings; seekers never pay and never list. An agency's bulk import arrives as drafts and cannot publish anything by itself.
- 2
It is screened
Each new listing is read automatically for urgency, requests to pay or talk off the platform, a price that does not fit the property, details that contradict each other, and text or photos already used on another listing.
- 3
A person reviews it
Every listing an agent submits waits for a person on our team before it goes live. The screen informs that review; it never approves a listing on its own.
- 4
It goes live, dated
The listing shows the date it was confirmed and the date it comes down. After 60 days it leaves search unless the agent renews it.
- 5
Anyone can report it
Every listing has a report button, and reports reach a person. While a report is open the listing shows Under review; one that does not stand up is taken down.
What each badge means, and what it does not
- ID checked
- An admin has checked the agent's identity document.
- It is not an endorsement of the agent's conduct, and it does not mean the agent owns or controls the property.
- EARB registered
- The agent gave us their Estate Agents Registration Board number and practising-certificate expiry, an admin recorded them, and the badge lapses on that date.
- We do not yet check the number against the Board's register automatically. Check it yourself in a minute — see below.
- Confirmed <date>
- The day the listing was published or last renewed. It comes down 60 days after that unless renewed.
- It does not mean anyone has visited the property.
- Under review
- Someone has reported the listing and a person is looking at it.
- It is not a finding that the listing is false.
What we check
- Every agent submission is reviewed by a person before it goes live.
- Photos are fingerprinted and compared with every photo already on SpaceYako.
- Descriptions are compared with existing listings for copied text.
- Listings come down after 60 days unless the agent renews them.
- Agents' identity documents are checked before the ID-checked badge appears.
- Moderation decisions are written to an audit record that cannot be edited without the change showing.
What we do not check
- Who owns the property. Title records are not open to us in a way that would let us confirm it.
- The property itself. Nobody from SpaceYako has visited it.
- Whether the price is fair. We show how it compares with similar listings; the judgement is yours.
- Anything said or paid once a conversation leaves SpaceYako.
- Your deposit. We never hold it and it never passes through us.
What to check yourself
Check the agent with the Board
Search the Estate Agents Registration Board's members directory for the agent's name or registration number, and ask to see both their Registration Certificate and their Annual Practising Certificate.
EARB members directorySearch the title before you buy
Get an official search of the title: who the registered owner is, and any charge, caution or caveat on it. For titles at the Nairobi, Murang'a, Mombasa Island and Isiolo registries it can be done on Ardhisasa; elsewhere at the county land registry, usually through your advocate.
ArdhisasaSee it in person
View the property with the agent before any money moves, and meet them there rather than at a café or by the roadside.
Put it in writing
A sale goes through an advocate and a written agreement. A tenancy has a signed agreement naming the landlord, the rent, the deposit and what the deposit can be kept for.
Pay where you get a receipt
Pay deposits and rent into the landlord's or agency's account, with a receipt, after signing — not to a personal number you were sent in a message.
Do not pay anyone
- Before you have viewed the property.
- To a personal mobile-money number you were sent privately, when the listing is with an agency.
- Because you are told others are about to pay first.
- When the price is far below what similar homes nearby ask.
- When the agent will not meet you at the property, or will not show their certificates.
Seen one of these on SpaceYako? Report it — a person reads every report. To see what similar homes ask, use the price index.
